West Terra is located between the New Regional Hospital and Grande Prairie Regional College (GPRC) to the east, the expanding Regional Airport to the west, and the Gateway shopping area to the south. West Terra sits in the center of these major existing and growing urban anchors, which will provide for strong development opportunities for a variety of mixed use commercial and high density residential projects. West Terra will quickly become the North West Gateway of the City connected with a major east west connector that will run through West Terra to tie the airport, hospital and college together. Highway 43X (116th Street) already provides the primary north south connection from 4-mile corner into this fast growing urban commercial district of the City.
COMMUNITY
West Terra received unanimous approval on May 30, 2016 for the Outline Plan (OP) and Phase 1 engineering is now completed with lot pre-sales now in progress. Other phases to follow as demand allows.
Development
The primary purpose of the West Terra development project is to sell improved (serviced) mixed use commercial and high density residential parcels/lots ranging in size from roughly 1 acre to 5 acres within five years; however, these sizes remain flexible as the parcels can be modified to suit specific users’ needs as is feasible..
